HOA Dues

The HOA annual dues are $500.00 per household. These dues must be paid by every house in the community, twice a year in two payments of $250.00. The board makes every effort to keep the dues as low as possible. Slow collection of HOA dues inhibit the community from operating on a solid budget. If payment collection is limited, the ability to properly support our community is also limited, and rates have to go up. Prompt payment is required from each household in order to keep our community beautiful and safe.

What is the purpose of the homeowner dues?

This money pays for much needed maintenance and repair of all common areas including landscaping, gate repair and maintenance, shared utilities, and insurance for our community.

Will a statement be mailed to me?

Yes, each homeowner is notified of the dues via mail OR email, including the amount, the due date and any late fees (if they apply). These statements are sent as a courtesy to you. If for some reason you do not receive a bill, that does not mean that the bill is not due. Due dates are clearly posted on our website, so please be sure to take note of those dates. To further assist you in making your payments on time, we are now giving you the option of paying your dues by debit or credit card, via PayPals secure payment system.

What is the penalty if I pay late or don't pay?

Spring payments are due by March 1st and are considered late after March 31st. Fall payments are due by September 1st and are considered late after September 30th. Payments made after the due date are considered late and once 30 days late are subject to a $25.00 late fee. If no payment is made, and you have not made any effort to pay your account, we will be given no other option but to turn the debt over to a collection agency. Once an account has been turned over to an agency for collection you must deal with that agency directly in order to clear your account.

What are my payment options?

You have three ways to pay your dues.

2) You can pay from your bank account using Zelle. 

3) You can pay your bill online with a debit or credit card, via Paypal.

PayPal charges a fee every time a credit card is used on our site and we must pass that cost along to you. To calculate the fee (2024 fees) enter the amount you wish to have applied to your account in the box provided below, and click "GO". You will see the new total, with the fee included shown to the right. Please enter that amount on the Paypal payment page.
